THE COGEFRIN SOCIAL HOUSING TECHNOLOGY: ECO-SUSTAINABLE AND LOW-COST

The so-called EasyBuildingSystem is an innovative technology produced by the Italian Cogefrin SpA group and designed for social housing applications, particularly university residences and campuses, but also multi-family and multi-floor residences and residential care homes. This innovative European project permits the turnkey construction of buildings with high quality living spaces in shorter time frames than with traditional methods. The buildings incorporate an anti-seismic structure and energy-saving technologies that enable consumption costs to be reduced (they have a consumption rate of only 29 Kwh/m²). All of this comes at only 1,098 Euro per m², for a cutting-edge result in terms of comfort and design that is completely Italian-made, meets the housing needs of today's generation and helps safeguard those of the future, respecting the local environment, production cycles and natural resources.
The innovative Easy Building System technology (EBS) was designed, patented and produced by the Cogefrin group, founded in 1968. The group has filed numerous patents, both national and international, for the EBS design concept and construction system.
The EasyBuildingSystem (EBS) comes in a series of basic configurations that customers can also have customised upon request. The standard version consists of a construction system with a structure that can vary from 6 x 8.4 to 8.4 x 8.4 metres and a standard height of four floors (which may also be increased or reduced upon request to the works contractor). The building materials include concrete, wood and glulam. The buildings are entirely dry-assembled and externally clad with pre-assembled walls with high-quality finishes. The project, in its standard version, provides turnkey construction in just six months for building plots of around 4,000 m². The EasyBuildingSystem system was designed with particular regard to transport problems. As a result, the buildings can be transported by container, allowing shipment and assembly anywhere in the world at competitive prices.
The buildings are built to Class A energy efficiency standards, thanks to the application of production processes with low energy consumption and CO2 emissions, and the use of eco-compatible materials and components, such as wood and natural insulators. They are provided with a maintenance programme designed for a time span that covers their first 50 years of life, with scheduling of major work. Thanks to the careful research and development work that was done to select materials for the facades, maintenance work on the externally visible woodwork will only be necessary after the first 10 years of use. The Cogefrin group has calculated that the average costs of managing and maintaining a property built with the EBS system are 12% lower than those for a property built using traditional technology.
